BURSA MALAYSIA –
The Group recorded RM105 million revenue in FY2023, 34% lower than FY2022. The lower revenue was a result of fewer handovers by the Australian projects in the year under review. West Village and Yarra One collectively handed over 47 units to purchasers in FY2023, compared with 63 units in FY2022. Given the rising development costs and weak market sentiment, the Board believes that current market conditions remain unfavourable for the Group to undertake new launches. Accordingly, while the Group continues to review the upcoming phases of existing projects and potential land acquisition opportunities, the key focus for FY2024 is to generate cash through sales of completed stocks and make further distribution of excess cash to shareholders.
BURSA MALAYSIA –
The Group recorded RM160 million revenue in FY2022, 72% lower than in FY2021. The lower revenue was a result of fewer handovers by the Australian projects in the year under review. Yarra One and West Village collectively handed over 63 private apartments to purchasers in FY2022, compared with 217 units in FY2021. While the Group continues to review the upcoming phases of existing projects and potential land acquisition opportunities, the key focus for FY2023 is to generate cash through sales of completed stocks. The management is also working towards a distribution to shareholders in late-2023 after getting the necessary regulatory and shareholder approvals
BURSA MALAYSIA –
The Group’s current quarter LBT of RM94.64 million, was RM39.19 million higher than the LBT recorded in preceding quarter ended 31 July 2022 of RM55.45 million. The higher LBT recorded in the current quarter was mainly due to further impairment on investment in EW-Ballymore of RM37.95 million.
BURSA MALAYSIA –
The Group’s current quarter LBT of RM55.45 million, was RM11.08 million lower than the LBT recorded in preceding quarter ended 30 April 2022 of RM66.53 million. The lower LBT recorded in the current quarter was mainly due to the current quarter’s losses primarily contributed by share of losses in joint ventures being lower than preceding quarter’s key contributor of impairment on investment in EW- Ballymore.

The higher LBT by RM52.691 million recorded in the current quarter was primarily due to the impairment of investment in EW-Ballymore, higher share of losses in joint ventures and lower contributions from West Village and Yarra One

The lower LBT recorded in the current quarter by RM42.785 million was mainly due to lower share of losses in joint venture and higher results from West Village and Yarra One, partly offset by lower realised and unrealised gain on foreign exchange and lower other income. The higher share of losses in the preceding quarter was mainly due to non-recurring items such as impairment of inventories and write-off of project planning costs.

The Group’s current quarter LBT was RM55.52 million, which was RM65.86 million lower than the PBT recorded in preceding quarter ended 31 July 2021 of RM10.33 million. The losses recorded in the current quarter as opposed to profits in preceding quarter was mainly due to share of losses in joint venture in the current quarter as opposed to share of profits in joint venture in the preceding quarter and lower results from West Village and Yarra One
BURSA MALAYSIA –
The Group’s current quarter PBT was RM10.33 million, which was RM8.19 million lower than the PBT recorded in preceding quarter ended 30 April 2021 of RM18.52 million. The lower PBT was mainly due to lower share of results in joint venture and lower other income partly offset by lower hedging reserves being reclassified to profit and loss as administrative expenses upon unwinding of cross currency swaps and higher results from West Village and Yarra One.
BURSA MALAYSIA –
The Group’s current quarter PBT was RM18.52 million, which was RM58.95 million lower than the PBT recorded in preceding quarter ended 31 January 2021 of RM77.47 million. The lower profits recorded in the current quarter was mainly due to lower revenue and profit recognition from Yarra One due to the smaller number of units sold handed over to customers and lower share of results in joint ventures.

The Group’s current quarter PBT was RM77.47 million, which was RM55.32 million higher than the PBT recorded in preceding quarter ended 31 October 2020 of RM22.15 million. The higher PBT recorded in the current quarter was mainly due to commencement of revenue and profit recognition from Yarra One following completion and commencement of handover of units sold to customers, partially offset by lower share of results in joint ventures and lower impairment of goodwill.
The Edge –
Eco World Development Group Bhd (EcoWorld) and its 27%-owned associate Eco World International Bhd (EWI) have set a combined sales target of RM5 billion for the financial year ending Oct 31, 2021 (FY21). EWI saw its net profit plunge 85.25% to RM17.44 million for 4QFY20 from a year ago, even though revenue jumped to RM57.38 million from RM254,000. The weaker performance in FY20, it said, was due to a lower share of results of joint ventures (JVs) and the commencement of accounting impairment of goodwill.
The Edge –
The changes to the FBM KLCI, FBM Mid 70 index (FBM70), and FBM Hijrah Shariah index lists announced are expected to result in some rejigging by fund managers, which may be a boon to certain companies, said CGS-CIMB Research. CGS-CIMB said it may pose potential selling pressure on Eco World International Bhd. Eco World International will be removed from the index.

The Group’s current quarter PBT was RM65.07 million, RM44.79 million higher than the PBT recorded in preceding quarter ended 30 April 2020 of RM20.27 million. The higher PBT was mainly due to commencement of revenue and profit recognition from West Village following completion and commencement of handover of units sold to customers, partially offset by higher marketing expenses, higher unrealised foreign exchange loss and lower share of results in joint ventures.
BURSA MALAYSIA –
The Group’s current quarter PBT was RM20.27 million, which was RM13.87 million higher than the PBT recorded in preceding quarter ended 31 January 2020 of RM6.40 million. The higher PBT recorded in the current quarter was mainly due to the higher share of results of joint venture projects in the United Kingdom due to higher handovers of units sold to customers, mainly from London City Island project coupled with revenue and profit recognition of Barking Wharf BtR and Kew Bridge BtR. The Group also recorded lower finance cost during the quarter due to capitalisation of finance cost on general borrowings.
BURSA MALAYSIA –
The Group’s current quarter PBT was RM6.40 million, which was RM114.18 million lower than the PBT recorded in preceding quarter ended 31 October 2019 of RM120.58 million. The higher PBT recorded in the preceding quarter was mainly due to the higher share of results of joint venture projects in the United Kingdom due to higher number of handovers of units sold to customers as well as higher revenue and profit recognition of EcoWorld London’s build-to-rent (“BtR”) sales
