    SP Setia Bhd is selling eight parcels of plantation land in Johor to Scientex Bhd for RM518.1 million. S P Setia’s wholly-owned Pelangi Sdn Bhd has inked a conditional sale and purchase agreement with Scientex’s wholly-owned Scientex Quatari Sdn Bhd for the disposal. The freehold plot of about 960 acres is in Tebrau, Johor Bahru, and is registered for agricultural use.

    In Q2 2020, the Group took in an impairment provision for completed inventories of RM142.4 million as part of the Group’s strategy to aggressively reprice its completed inventories at Setia Sky 88 project in Johor Bahru and Setia Sky Vista project in Penang. Excluding the impact of both the non-cash items above, the Q3 2020 profit before tax would have been RM117.2 million, whilst Q2 2020 results would have been a loss before tax of RM19.9 million. The improvement in Q3 2020 results reflects the gradual recovery of operations during RMCO period.

    As aforementioned, the Group’s performance was significantly affected by the MCO and CMCO rulings which had impeded site progress, accordingly its ability to recognise revenue on percentage of completion basis. In addition to that, the Group’s action to aggressively reprice its completed inventories to expedite clearance had necessitated an unprecedented amount of impairment of completed inventories of RM145.9 million to be accounted for in Q2 2020. Arising therefrom, the Group reported a loss before tax of RM162.3 million for Q2 2020 against a profit before tax of RM104.0 million for Q1 2020.
