    On the back of stronger revenue recognition and continued cost rationalisation strategies, Matrix posted improved earnings in FY2023, year-on-year. Group profit before tax stood at RM260.7 million, 2.9% lower, year-on-year, while profit after tax was RM202.8 million, 1.0% higher, year-on-year. In FY2024, Matrix plans to further refine its product launch mix to market demand. In Malaysia, the Group plans to launch RM1.73 billion of new properties into the market, with the bulk being mid-ranged homes. Most of these launches will centre around the Group’s flagship Sendayan Developments and BSI, with some launches of stand-alone, projects located in the Greater Klang Valley.

    Despite the lower revenue, gross profit improved to RM113.6 million, an increase of 3.9% from RM109.3 million in the preceding quarter due to favourable mix of products recognised, which has also resulted in gross margin increasing to 51.1% from 47.7% in the preceding quarter. Profit after tax also during the quarter improved to RM49.7 million, 7.6% higher than the RM46.2 million reported in the preceding quarter, in line with higher gross profit and lower tax expenses.

Despite the significant drop in gross profit, the Group’s net margin for the quarter was 20.1% albeit lower than 24.2% in the preceding quarter. Gross profit amounted to RM109.3 million, a decrease of 33.9% from RM165.4 million in the preceding quarter due to product mix and lower contribution from industrial properties during the quarter under review.

    As the Group continues its recovery from the disruptions of Movement Control Order 3.0 (“MCO 3.0”), it recorded improvements in profitability as gross margin for the quarter stood at 58.4%, a significant increase from 47.6% reported in the preceding quarter, attributable to favourable product mix from its residential products. Similarly, net margin increased to 25.3% in the quarter under review, as the Group reported profit after tax of RM59.1 million, an increase of 17.2% compared to the preceding quarter.

    Property developer Matrix Concepts Holdings Bhd has recorded its best quarterly earnings in five years with a net profit of RM75.1mil for its second quarter ended Sept 30. This was a 27.8% jump year-on-year (y-o-y), which signalled a return to the group’s pre-movement control order (MCO) operating levels. The Seremban-based developer attributed its strong rebound to the revenue recognition of a favourable product mix and expedited construction progress. It said in a statement that it also benefited from optimistic sales and marketing costs in line with the adoption of digital marketing efforts.
