The Group’s revenue and gross profit were higher by 26.0% and 48.4%, respectively, as compared to the previous quarter. This was mainly due to higher sales secured (qualifying for revenue and profit recognition) from on-going and new launches, sales of bumiputera units released at Iskandar Malaysia projects as well as higher percentage of completion achieved on site in the current quarter. The Group’s recorded a PAT of RM1.8 million in 4Q 2022 as compared to RM46.4 million in 3Q 2022 mainly due to the RM81.0 million impairment of the Group’s investment in EWI in the current quarter.

The Group’s revenue and gross profit were lower by 12.4% and 10.8%, respectively, as compared to the previous quarter. This was mainly due to higher sales secured (qualifying for revenue and profit recognition) and higher percentage of completion achieved on site in the previous quarter. The share of results of the Group’s Malaysian joint ventures was higher in 3Q 2022 as compared to 2Q 2022 mainly due to realisation of cost savings of near completion phases at Eco Grandeur and Eco Horizon in the current quarter.

The Group’s profit after tax in 2Q 2022 was lower by RM17.69 million than in 1Q 2022. The share of loss in EcoWorld International was higher in 2Q 2022 mainly due to the impairment of investment in Eco World Ballymore joint venture, revision of project profit margins and higher inventory holding costs and lower profit recognition from its Built-to-Rent projects. This was partially offset by a higher unrealised gain on foreign exchange on retranslation of foreign currency loans as a result of the weakening of the British Pound

The Group’s gross profit for 4Q 2021 were higher by 105% compared to 3Q 2021. This was due to higher sales of completed and nearly completed products in 4Q 2021 (thus enabling a higher revenue and gross profit to be recognised in the current quarter). Additionally, the gross profit also increased due to the cost savings realised as mentioned.

Eco World Development Group Bhd (EcoWorld) and its 27%-owned associate Eco World International Bhd (EWI) have set a combined sales target of RM5 billion for the financial year ending Oct 31, 2021 (FY21). For financial results, EcoWorld said its net profit fell 18.41% to RM66.45 million for the fourth quarter ended Oct 31, 2020. Revenue declined 30% to RM635.47 million. The group attributed the lower profit for FY20 mainly to closures of sales galleries during the Movement Control Order (MCO) period, the temporary cessation of site activities from mid-March to mid-June, and the cumulative impact of inventories written down in 3QFY20 and 4QFY20. EcoWorld declared a maiden interim dividend of two sen per share.

The higher PBT recorded in the preceding quarter RM 120,583,000 compare to 31 January which was RM 6,401,000 was mainly due to the higher share of results of joint venture projects in the United Kingdom due to higher number of handovers of units sold to customers as well as higher revenue and profit recognition of EcoWorld London’s build-to-rent (“BtR”) sales.
